When taking on a residential management for the first time, a trained member of staff will inspect and offer advice on the rental level which should be sought.
Marketing and advertising:
Our web based and press advertising secures a substantial number of enquiries exposing your property to a wide audience.
In-house references:
All applicants are asked to supply independent references and we arrange these to assess the potential tenant suitability.
Preparation of tenancy agreement and inventory:
We will prepare the Assured Shorthold Tenancy agreement together with the supporting inventory of furniture, fixtures and fittings for completion by the parties.
Arrangement of repairs, routine maintenance, furnishing and more:
As part of our general management routine we will deal with repairs and renewals using established local contractors and can also source original and replacement furniture and equipment.
Holding of tenants deposits in accordance of Tenant Deposit Scheme:
All tenants’ deposits under an Assured Shorthold Tenancy now have to be held in an approved deposit scheme and we are members of the dispute service and administer all aspects of the deposit including any deductions and negotiations with the tenant or with the dispute service.
Accommodation handled ranges from studios to 6 bed flats/houses:
We manage a wide variety of accommodation from modest studio flats to luxury purpose built or converted properties and shared houses.
Advice on preparation/development of accommodation for letting:
If you are considering letting your property or undertaking a scheme suitable for letting we are happy to advise in advance on the nature and specification of the accommodation to be provided.
Advice on HMO matters under the Housing Act 2004:
The Housing Act 2004 provides for licensing of certain houses in multiple occupation and we can advise you in connection with this and can act as a license holder. We can also advise in connection with any notices received from the local housing authority and have experience in appearing before local valuation tribunals where appeals are necessary.
